City Limits - Major Reason For Poor Kolhapur Infrastructure

    The Kolhapur city limits have not expanded since 1947, the time when it became a municipal corporation and due to this the population growth doesn't show significant rise comparing to 2001, but the city has population density of 8400 per km2 which is higher than state as well as district density and one of the highest in maharashtra after Mumbai & Pune.The large population density has lead to scarcity in land and property rates have gained dizzy heights.According to my knowledge almost all the projects going on in the city are ranging within 2800-4500 per sq ft, this means that a 1BHK flat cost of about 560 super builtup area cost you about 17lakhs(excluding the vat,registration,maintenance..etc etc) This means you pay about 20lakhs for a 1BHK within city limits & other issue is that many developers target only on 2 & 3BHK's ,you will hardly find any new 1BHK in areas like tarabai park,nagala park,ruikar colony,devkar panand etc
Where will a common middle class man find his house in such condition??If he moves out of the city he wont get the adequate facilities provided by the KMC  due to the city limits issue and if he wants to stay in the city he will increase the slums.
    This is one of the information that shocked me while surfing Wikipedia. Take a look at the city limits of our sister cities in Maharashtra!!
Kolhapur has city area of only 66.82 km2

 Nashik-264.23 km2
Aurangbad-300 km2
Solapur-148.86 km2
Nanded-75.50 km2
Amravati-270 km2

More the city limits more the revenue generated to KMC and more the facilities provided by government.If the city limits increase than the population growth will be significant and also many facilities like JNNURM provided by the central government will reach Kolhapur and some good infrastructure development and city bus transmit will take place as in pune.

Jawaharlal Nehru National Urban Renewal Mission (JnNURM) is a massive city-modernisation scheme launched by the Government of India under Ministry of urban development.The below shown pics are some works by jnnurm in pune.

  1. that's true, on one hand its gud to knw that kolhapur is developing as there are many projects goin on both commercial and residential but on other hand i feel sad that the city has not expanded yet.
    This has posed many barriers in development of kolhapur...

Actually our minister from kolhapur don't want the expansion of our city...they don't understand that for how many years kop would remain same..,,,if municipal takes 42 villages as expansion the population suddenly increases more than 10 lakh so we can get JNNURM......sangli kupwad miraj Municipal has grater area than us....shiittt....mahalaxmi plse change the mind of ministers

  6. look at nashik aurangabad,they have multiplexes,mals and food chains like Mainland china,pizza hut...but we have only macd and KFC people must change their mind abt expansion

    its near about 60 years city limits have not expanded

    1. The data published about the city area in this post is from Wikipedia as on Nov - 2012. The city limits are not expanded since 1947. Thanks a lot for the suggestion.

    not only the city limits is main problem for poor growth of kolhapur...also there is no any automobile manufacturing plant or any big IT company in kolhapur,so most of educated peoples go out of kolhapur of jobs....just remember that aurangabad has developed when BAJAJ AUTO came there...and now SKODA AUTO also came there....and nashik is also developed due to Mahindra...and in kolhapur only textile industries are coming,which are of no use for educated engineering students...its all because of local politicians..

    1. Very true...I've heard that Ratnagiri is about to be an export port other then Mumbai due to mumbais heavy cargo traffic ...Kirloskar oil engines is shifting its other units to Kolhapur due to its close proximity with Ratnagiri port, hopefully it may show some industrial development!!!

  10. connectivity is also a problem for kolhapur, no superfat trains not functioning airport bad roads at karnataka border ect

    1. The geographic location of the city is good. There is also a hope for a class airport which is recently handed over to the AAI & also the rail connectivity with Konkan & a separate route for Pune-Kolhapur intercity is proposed.
