When real estate developer Xrbia recently launched a 170-acre housing
project in Hinjwadi, a suburb on the outskirts of Pune,
all the 3,400 apartment units were sold within a week. I was shocked, because in such a period of real estate recession where a scheme of about 60 flats takes time to sell out a 170 acre township of about 3,400 flats got completely sold out within a weeks time. Whats unique about Xrbia Pune?? Is it the location (Hinjewadi IT-Park) or is it the architect Hafeez Contracter's trademark.But when I glimpsed on the apartment prices, all the above reasons became secondary.The biggest unit
in this apartment complex was 550 square feet and the smallest was close
to 250 square feet. The units were priced at Rs. 22 lakh and Rs. 9 lakh respectively.
Now speaking about Kolhapur, there are hardly any apartments for the lower income group ie the people who earn about 5 to 15 thousand per month, you pay almost about 16lakhs for a 1BHK within city limits & about more than 30 lakhs for 2BHK's excluding the vat,service tax and maintenance charges & other issue is that many developers target only on 2 & 3BHK's . According to survey there is a urban housing shortage of about 18.78 million in India and this is mainly due to the lower income group which remains unattended. Projects like Xrbia should take place which provide affordable housing with excellent amenities.
